These Terms and Conditions govern your use of this website and your booking of any short-term holiday rental properties listed herein. By using this website or completing a reservation, you acknowledge that you have read, understood, and agreed to be legally bound by these terms. If you do not agree with any part of these terms, you should not proceed with using the site or booking a stay.
This is a holiday let under English law, not a tenancy. You have no right to remain beyond the agreed booking dates.
Minimum Age: The lead guest must be at least 21 years old to book.
Identification: Valid government-issued identification may be required before or at check-in.
Check-in: From 3:00 PM
Check-out: By 11:00 AM
Early check-in or late check-out may be available for £50. Please ask in advance.
House Rules: Acceptance of the property’s house rules is required. These include policies on noise, guest limits, check-in/out times, and use of amenities.
Failure to comply with booking terms may result in cancellation without refund.
Deposit: 30% of the total booking cost, due at time of booking.
Balance: Due 8 weeks (56 days) before arrival.
Bookings made less than 8 weeks before arrival require full payment at the time of booking.
More than 60 days before arrival: Full refund minus 30% deposit.
30 to 60 days before arrival: 50% refund.
Less than 30 days before arrival: No refund.
If the booking is made through a third-party platform (such as Airbnb or Booking.com), their respective cancellation and refund policies apply and may differ from those listed above.
A £250 security deposit is collected before your stay. It protects against damage beyond normal wear and tear, missing items, excessive cleaning requirements, and breach of house rules.
The deposit is returned within 14 days of departure, minus any legitimate deductions. Evidence will be provided for any amount withheld.
Well-behaved dogs and cats are welcome at all our properties.
A fee of £25 per pet per stay applies. Please let us know how many pets you are bringing when you book.
Pets must not be left unattended in the property and owners are responsible for any damage caused.
Guests agree to treat the property and surrounding area with care and respect throughout their stay.
Violation of guest responsibilities may result in eviction and/or charges for damage or extra cleaning.
We require all guests to have adequate travel insurance covering cancellation, personal belongings, personal liability and medical expenses.
Users agree not to engage in any unauthorised or unlawful activity when using this website. Prohibited behaviours include attempting to breach or compromise site security, transmitting spam or unsolicited messages, and scraping, duplicating, or misusing content or data from the site.
All content on this website is the intellectual property of the site owner unless otherwise stated. Reproduction or redistribution without permission is prohibited.
